This position will work with the New Development & Acquisitions Manager to manage projects, programs and processes related to the transitions of properties onto the Peak platform.  The Transition Manager will oversee and be engaged in all due diligence, transitions, and dispositions which may include providing additional operations support and executing on department related processes.  The Transition Manager is required to have excellent verbal and written communication skills and will serve as a liaison between property management and the property owners or clients to ensure transitions are efficient and successful.  


  • Manage, lead and take intiative to improve all transition & due diligence processes
  • Act as liason between client & Peak for transition properties, leading client kickoff and regular update calls
  • Assist on property due diligence assignments prepare corresponding recommendations and write ups
  • Ability to prepare and manage property operating budgets and proformas for operations team and owners
  • Gather, maintain and organize all data received for acquisitions & due diligences
  • Assist, manage or lead  to ensure all takeover processes are within company policy and procedure including, but not limited to: transition calls, project manager and liase between department heads, managers, and owners
  • Serve as onsite transition lead during takeovers
  • Oversee transition projects for approximately 60 days to ensure project is correctly stablizied
  • Implement and lead National Transition Team creation & ongoing training/support
  • Assist & manage all disposition processes & coordination
  • Assist New Development & Operations teams as necessary
  • Travel and assist in various onsite roles as needed including but not limited to assistant manager, leasing manager or property manager
  • Any other duties as assigned by your manager


  • 85% travel across the US (heavy airport travel)
  • Must be able to rent a car and have a valid driver’s license
  • Student housing experience required, preferably progressive onsite experience with 2+ years as a Property Manager
  • 4-year college degree preferred
  • Strong sales and marketing experience
  • Excellent written and verbal communication skills
  • Strong attention to detail and organizational skills
  • Team oriented and collaborative approach to problem solving
  • Strong Excel skills
  • Expert level in Real Page product centers highly preferred
  • Ability to manage multiple projects simultaneously
  • Atlanta based preferred – Major Airport Hub considered

  • The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.
  • Constantly operates a computer and other office productivity machinery (i.e., a calculator, copy machine, and computer printer)
  • The person in this position frequently communicates with students who have inquiries about their rent or leasing agreement.  Must be able to exchange accurate information in these situations.
  • While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
