This position is responsible for sales and outreach marketing training for Leasing Managers and Leasing Consultants.  Additional responsibilities include all activities related to selling and customer service, including generating and handling traffic, leasing apartments, preparing lease documentation and completing move-in procedures in accordance with Peak’s policies and procedures. Leasing Specialists are focused on sales and marketing; handling telephone and on-site traffic, showing model and rent ready apartments, closing the lease, qualifying prospects, completing all related paperwork and activities to ensure a timely move-in. This position is also responsible for complying with all state, federal and/or local laws relating to Fair Housing. Candidates must be willing to travel extensively for weeks at a time to various communities across the country.

Responsibilities

  • Focus on Leasing Manager training to include daily, weekly, monthly sales-oriented tasks as well as how to lead the leasing team.  This may include individual training in person or virtual meetings.
  • Train Leasing Managers to complete, understand and strategically use market surveys, leasing reports, TPA reports and other reports as required
  • Partner with Training Department to ensure leasing teams receive leasing operations and applicable systems training.
  • Facilitate sales and customer service training as assigned to include hands-on individual and group training as needed to help leasing teams excel in leasing.
  • Assist with telephone performance analysis (TPA) training and improvement plans.
  • Market and lease apartments in accordance with policies and procedures outlined by management. Responsible for providing resident services in a professional and courteous manner.
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages
  • Conduct outreach and campus marketing to include building relationships with university departments, on-campus groups and organizations
  • Assist with planning and hosting of resident events
  • Assist with market surveys as needed
  • Assist in managing the daily sales cycles
  • Maintain an excellent customer service relationship by adhering to Peak service standards
  • Greet prospective residents. Show model, market ready units and common areas
  • Lease apartments and sell the products and services of the property to prospects
  • Assist prospective residents with completion of online application
  • Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the mystery shop forms as well as training materials
  • Work to optimize occupancy while maximizing net effective rent
  • Maintain thorough product knowledge of the property and competition
  • Collect deposit and/or fees associated with move-in
  • Accurately prepare and have a thorough knowledge of all lease-related paperwork
  • Maintain accurate prospect traffic and leasing data, and assist with other computer data entry as necessary
  • Inspect units, as needed, on a quarterly basis as well as prior to move-in
  • Contribute to the general upkeep and cleaning of office, common areas and model
  • Provide assistance during the Turn period, which may require up to 30 travel days
  • Perform various administrative tasks as needed
  • Adhere to Peak policies and procedures

Qualifications

  • Experience in student housing as a National Leasing Specialist (or equivalent)
  • Multi-family and/or student housing onsite experience required
  • High degree of proficiency in PowerPoint, MS Word and Excel and property management software
  • Must be proficient in social networking: Instagram, Snapchat, Twitter, Facebook, YouTube, LinkedIn and other emerging platforms
  • College degree preferred
  • Up to 75% travel required (may be more during heavy leasing season)
  • Airport travel required
  • Candidates must live or be willing to relocate and live near a US city with a major airport hub
  • Candidates must have a valid driver's license and be able to rent a car
