    Peak Campus is the 3rd largest student housing company in the country.  This is a great opportunity for someone that loves to travel, is passionate about maintenance and customer services!  

     

    The Traveling Maintenance Supervisor directs the maintenance operations of apartment communities throughout the country in accordance with Company policies and procedures.  This position may serve as a troubleshooter and/or fill in for maintenance staff at a particular property.  Traveling Maintenance Supervisors are provided two-week assignments that include weekends and on-call requirements as needed to serve the residents.

    Responsibilities

    Responsible for directing the maintenance operations of apartment communities throughout the Peak portfolio. This position may be utilized in a variety of ways and offers opportunity for exposure to a variety of maintenance challenges.

    • Complete service requests according to the Peak Campus Service Request policies.
    • Assist the Property Manager or Regional Manager in supervising maintenance staff and, as needed, directly scheduling property repairs with outside contractors.
    • Prioritize and assign service requests to maintenance team. Monitor daily completion of service requests and follow up on any outstanding items. Assist in the completion of service requests as necessary.
    • Inspect grounds, buildings, and other community features daily to minimize liability concerns and to ensure excellent curb appeal at all times
    • Maintain all amenities according to Peak policy
    • Assist with the general upkeep and cleaning of office, common areas and model as needed
    • Maintain a preventative maintenance program, according to Peak.
    • Manage maintenance supply inventory while adhering to budget guidelines
    • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines, per Peak policy.
    • Maintain Hazard Communications program per Peak policy; Train and promote safe work practices
    • Identify and implement energy-saving measures that promote conservation
    • Responsible for key control program per Peak policy.
    • Complete inspections per Peak policy. Help repair/complete any items requiring attention. 
    • Interview candidates for available maintenance positions and participate in the selection process of new hires by making recommendations to the Property Manager/Regional Manager
    • Lead and help complete due diligence and take overs for new property acquisitions.
    • Assist residents with the move-in/ move-out process.
    • Schedule and direct workers in performance of all maintenance/repairs related to turn events within budgeted guidelines. Supervise all vendors and contractors throughout the turn process
    • Supervise maintenance team in preparing vacant units for marketing to include restoration and cleaning
    • Direct workers in performance of scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals
    • Provide world class customer service
    • Maintain accurate records at all times
    • Perform additional tasks and responsibilities as required

    This position reports directly to the National Facilities Manager.

    Qualifications

    Qualifications:

    • Must have a minimum of 3 years’ experience in multi-family maintenance
    • High school diploma or equivalent required;
    • This position is 95% travel, travel on 2 week assignments and return home every other weekend
    • Candidates must be willing to live near a major airport hub
    • Internal candidates must currently be in good standing and have been with the Company for at least 1 year 
    • A valid driver's license and current automobile insurance is required. Position requires individuals to furnish their own reliable vehicle to fulfill all of the job's functions
    • Must have ability to rent an automobile according to car rental requirements
    • Must be at least 25 years of age to be able to meet some car rental requirements
    • Ability to read and write English fluently
    • Computer literacy required
    • RealPage/OneSite experience preferred
    • Must possess strong grammar and general mathematical skills
    • Marketing and Leasing skills preferred
    • Must have excellent communication, customer service and organizational skills

     

    Additional Requirements

    • No specific level of education is required. High school diploma or equivalent preferred. For safety and productivity reasons, the position requires the ability to read and write English. In addition, the position requires the ability to accurately perform basic mathematical functions.

     

    Physical Activities:

    • Traveling Maintenance Supervisors will spend the majority of their time performing hands-on repairs/maintenance work. The remaining time will be spent supervising the work of other maintenance associates and outside contractors and performing general management functions. Position requires ability to transport or move up to 50 pounds variable distances; the mobility and flexibility to use ladders to access heights in excess of eight to nine feet; the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit and the ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees. Position also requires frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks.

    Licenses/Equipment:

    • EPA certification Type I and II
    • CPO Certification
    • Basic hand tools (not provided by community)
    • Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
    • All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents
    • Appropriate safety equipment and apparel must be worn including proper footwear (work boots)
    • Knowledge of computers to include Microsoft
    • Must be able to diagnose problems with and repair the following:
    • Major appliances
    • HVAC, including EPA Certification
    • Intermediate plumbing
    • Intermediate electrical (when no license required)
    • Sheetrock
    • General carpentry
    • Pool care (if required by community)
    • Roofs and gutters
    • Painting
    • General irrigation maintenance and repairs
    • Landscaping
    • Fountain maintenance and repairs
    • Foundation/sidewalk repairs
    • Ice/snow removal
    • Golf carts and small engine maintenance
