    Peak Campus is now hiring an experienced, sales-driven manager to join our team as a Lease Up Property Manager for a new development/ lease up student housing project in Springfield, MO. This position will be responsible for overseeing the lease up, operations, marketing, maintenance and financial performance of a newly constructed asset. The Property Manager will generate income by leading the sales team, monitoring market conditions, controlling budget, attracting residents and retaining them through superior customer service. 

     

    The ideal candidate values relationship-building skills and constantly works at partnering wtih local colleges, universities, and local businesses. The Property Manager will be an effective and responsive communicator and one who loves interaacting with prospects and residents. This person is a great motivator who encourages exceptional customer service. 

     

    Responsibilities

    Personnel Management:

    • Recruit, hire, and build a team to successfully lease up a New Development Property
    • Manage high quality on-site staff through implementation of effective recruitment, training, coaching and development programs
    • Effectively perform and document appropriate employee evaluations including, but not limited to, performance reviews and corrective action reviews, and termination paperwork
    • Direct entire move in process per Company policies and procedures

    Strategic Leasing Management:

    • Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends.
    • Supervises the planning and implementation of, and attends and monitors, various community events and social activities.
    • Ensure leasing staff develops similar market knowledge
    • Effectively show and lease to prospective residents
    • Direct efforts to implement sales and marketing plans, with a willingness to implement creative solutions to achieve sales goals
    • Manage the property brand and social media strategy to effectively engage with prospects and guarantors

    Financial Management:

    • Achieve the highest possible positive variance in the startup budget  through the implementation of effective cost control
    • Assist with the creation of property stub budget for once the site goes operational
    • Accurately prepare and convey all operational and financial data to the Regional Manager in a timely manner. 
    • Be responsive and receptive to owners' needs, goals, and objectives

    Customer Service:

    • Manage an excellent customer service program by adhering to the Peak Simply Service Standards
    • The Lease-Up Property Manager loves getting creative- coming up with a variety of contests, resident events and effective marketing campaigns to drive traffic to the property
    • Responds promptly to Associate/resident/guest needs and concerns.

    *Perform other duties as assigned by supervisor 

    Qualifications

    • Student housing experience required, preferably with a strong sales background.
    • New Development Experience/ Student Housing Lease Up Experience preferred
    • 4-year college degree preferred
    • Strong sales and marketing experience
    • Excellent written and verbal communication skills
    • Strong attention to detail and organizational skills
    • Team oriented and collaborative approach to problem solving
    • Strong Excel skills
    • Expert level in Real Page product centers highly preferred
    • Implement and execute on a lease up marketing plan
    • Proven ability to build, lead and motivate a team of sales professionals

    • The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.
    • Constantly operates a computer and other office productivity machinery (i.e., a calculator, copy machine, and computer printer)
    • The person in this position frequently communicates with students who have inquiries about their rent or leasing agreement. Must be able to exchange accurate information in these situations.
    • While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
