  • Overview

    This position will work with the Operations Department and other internal departments to manage and support property operation projects, programs and processes. 


    • Manage in-house collection program through reporting to include turnover in-house collections and no-show reporting.
    • Manage delinquency program through reporting and hosting monthly delinquency progress calls with properties over 1% delinquency.
    • Manage relationship with Peak 3rd party collections partners to ensure continued success in collections and monthly reporting. Act as liaison between properties and Vendor.
    • Partner with Sales Team to execute Operations leasing strategy action items.
    • Partner with Customer Service Team to ensure synergy a continuous positive customer experience portfolio-wide.
    • Act as first point of contact for potential vendors to determine if solution is a viable option for Peak.
    • Process operations department invoices.
    • Act as liaison between Peak vendors and properties with unpaid invoices to ensure payment is processed. 
    • Act as Operations Department Representative for Peak interdepartmental initiatives.
    • Manage “The Pitch” submission and responses.
    • Assist Director of Operations with yearly turn training and applicable turnover preparation tasks.
    • Work directly with Business Intelligence Department to develop Operations Department-related reports.  
    • Partner with People Operations Department to complete nomination criteria for Sr. Assistant Managers and Sr. Property Managers
    • Act as 2nd point of contact for vendors that greatly impact the sites such as utility vendors, any ad-hoc vendors, and leasing-related vendors.
    • Operations Support Manager should have a working relationship with the NOPS Team, Training Team and Systems Team in order to fully carry out any Operations-related initiatives.
    • Participate in monthly Operations/Training meetings.
    • Assist in reviewing and writing property operations policies and procedures.
    • Co-Management of Peak property audit program.
    • Manage or assist with document audits to ensure accuracy and relevance on the Company’s SharePoint. 
    • Manage property gift card expiration dates as determined on the monthly Gift Card Reconciliation Report.
    • Travel to assist and support properties as needed to provide additional training, general support, or turnover assistance.


    Reporting Relationships

    • This position reports directly to the Director of Operations.



    • Results are measured by successful project implementations as well as improvement in delinquency, in house collection and cost saving measures.


    Desired Skills / Education/Experience / Technical Requirements:


    • Student housing experience required, preferably on-site background
    • 4-year college degree preferred
    • Excellent written and verbal communication skills
    • Strong attention to detail and organizational skills
    • Ability to prioritize tasks and work in a fast paced environment
    • Team oriented and collaborative approach to problem solving
    • Proficiency with MS Excel, OneSite, Entrada or other property management software preferred
    • Ability to manage multiple projects simultaneously
    • Occasional travel required 25%.

    • Constantly operates a computer and other office productivity machinery (i.e., a calculator, copy machine, and computer printer)
    • The person in this position frequently communicates with students who have inquiries about their rent or leasing agreement. Must be able to exchange accurate information in these situations.
    • While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
